Flat roofs rarely fail in the field. They fail at the edges, the drains and the penetrations, which is where most of the work on a project like this actually happens. We stripped the failed surface, checked the deck, corrected the slope toward the drains and then laid a fully adhered single ply membrane with heat welded seams.
Every curb, vent and parapet got its own flashing detail, because a membrane is only as good as the places where it stops. Finished properly, a low slope roof like this drains clean after a storm instead of holding water on the surface for days.
