What Commercial Metal Roofing Covers

Commercial metal roofing means a steel panel roof engineered for a building rather than a house: longer panel runs, low-slope details, curbs and equipment penetrations, and a schedule that has to work around the people using the building. It fits churches, offices, ranch and equestrian structures, shops and retail buildings whose owners are done patching.

Classic Superoof has worked on North Texas buildings since 1992 out of our shop in Haslet. We are Fabral certified, a Gerard Master Roofer, IB Roof Systems factory trained and an Owens Corning Preferred Contractor, so a building with a metal main roof and a flat section behind the parapet is one contractor's responsibility instead of two.

Every commercial estimate starts with someone on the roof. We measure the panels, look at the flashing and the tie-ins, and write down what the building actually needs.

Buildings We Roof

Churches

Sanctuaries have steep visible roof planes, bell towers, dormers and copper accents, and they cannot be closed on a Sunday. Burleson Boulevard Baptist Church is one of our North Texas church projects, and it is the kind of job where the trim work matters as much as the panels.

Ranch and equestrian buildings

Barns, arenas, shops and equipment sheds are where metal earns its keep. Wide clear spans, exposed framing and a roof that has to shed Texas hail without constant maintenance.

Offices and retail

Mixed roofs are normal here: a standing seam mansard or entry canopy over a low-slope membrane field, rooftop units, and tenants who need the parking lot usable.

Systems We Install

Standing seam panels hide their fasteners in the seam and let the metal move with temperature. This is the system we recommend for visible roof planes and for buildings the owner intends to keep. See standing seam metal roofing for how the panels are made and seamed.

Screw-down panels (exposed fastener R-panel and similar) are the economical choice for barns, shops and utility buildings. The trade-off is honest: the washers under the screws are a maintenance item, which is why backed-out fasteners are the most common repair we see. That is covered on our metal roof repair page.

Retrofit over an existing roof is sometimes possible on a sound deck and structure, which keeps a tear-off out of your operating week. We only recommend it after we have looked underneath.

Flat roof tie-ins use IB Roof Systems PVC membrane where the slope runs out. The joint between a metal field and a low-slope section is the single most common leak we are called to fix on commercial buildings; see flat roof systems.

Working Around Your Operations

Commercial work is scheduling as much as roofing. We stage material where it will not block a drive or a dock, sequence the roof so occupied areas stay dry and usable, and keep a phone number that a facilities manager can actually reach: (817) 268-1500 in Fort Worth, (972) 801-5101 in Dallas, with a 24 hour answering service.

Two of our older articles are still worth reading before you sign anything: selecting a commercial roofing contractor and how to find a qualified commercial roofing company. Both come down to the same advice: verify the licence and insurance, ask who is actually on the roof, and get the scope in writing.
