Metal Roof Repair, Not General Roofing

Metal roof repair is finding out why a panel roof is letting water in and fixing that cause: a fastener, a flashing, a sealant joint, a panel end or a tie-in to another roof. It fits homeowners and building owners whose roof is otherwise sound and who want it back to watertight rather than replaced.

Common Metal Roof Problems

Backed-out screws on screw-down panels

Exposed fastener roofs move every hot day. Over years the screws work loose and the rubber washers dry out, so each fastener becomes a small hole. This is the single most common repair we make on barns, shops and older residential panel roofs. Standing seam roofs avoid it because the fasteners are hidden in the seam.

Failed sealant and flashing

Sealant is a wear item, not a roof. Chimneys, walls, pipe boots, skylights and valleys are where we find most leaks, especially where someone reached for a tube of caulk instead of correcting the flashing.

Hail dents versus functional damage

A dented panel is not automatically a failed panel. What matters is whether the coating, the seams and the fasteners are still doing their job. Cosmetic marks and functional damage are treated very differently by insurers, so we document what we find.

Panels lifting at eaves and ridges

Wind gets under an unclipped or under-fastened panel edge and works it upward. Caught early it is a repair; ignored through a couple of storm seasons it becomes a reroof.

Repair or Replace?

Repair makes sense when the panels and coating are in good condition and the problem is local: a run of fasteners, one flashing, a tie-in. Replacement makes sense when the same roof keeps leaking in new places, when the coating is gone, or when the deck underneath has been wet long enough to rot.
